1. Definitions
Log Cabins Scotland (LCS), trading at the address shown below:

'The buyer' is the person or company buying products from LCS.
'Goods' refers to all products purchased by the buyer from LCS.
'Services' refers to any services purchased by the buyer from LCS.
2 Acceptance
This agreement applies to the advertisement, sale and service of all products offered by LCS.
3 Prices
All quotations, price lists, delivery descriptions and publicity material are indicative only until confirmed in writing at the moment of purchase.
4 Payment terms
We accept cheques, cash, PayPal or bank transfers – unfortunately we do not accept any credit cards.
A 30% deposit is required with the order for most building, with the balance of monies due 7 days prior to delivery to the buyer, larger buildings and house types may require a 50% deposit and often the balance would be due prior to the manufacturer shipping / delivery or very shortly after shipping / delivery. The buyer is not entitled to withhold monies or exercise any lien from payments due.
Please note there is no cancellation policy for custom orders. Once a custom order has been placed, there is no refund policy as each item is custom made by hand and cannot be re-consigned. Thank you in advance for your understanding.
Deposits are non refundable and in certain cases if a custom building has been ordered and the buyer cancels - we may pursue the buyer for the full value of the building.
Fitting and extras; all money for fitting, insulation etc services and materials supplied by LCS is due on completion of the work and examination by the buyer.
5 Delivery
Log Cabins Scotland supply and deliver to all of mainland Britain, including Scotland and the Scottish isles.
Delivery is generally by articulated lorry with a rear mounted forklift and the buyer must make sure that he has access for this type of delivery, whilst the driver will always try to get the building packages onto the buyers property – if this is not possible the packages would be left on kerb – we or the delivery driver are not responsible for carrying onto buyers property.
Any additional cost incurred by LCS to re-deliver any building because of access issues will be reimbursed to LCS by the buyer.
Damage to lawns, flower beds, driveways adjacent to a narrow or difficult access route will be the responsibility of the customer.
Where LCS are to build the cabin we will deliver on the day of fitting with our own 4x4 and trailer – unless the building pack exceed 3 ton where this would be delivered by articulated lorry or in the case of the Islands by a local haulage company.
Difficult access, You must advise us if there are access difficulties, we will endeavour to assist the buyer to deliver a building even in the most difficult access situations, we have carried building through houses and over walls etc – note these type of operations will cost more than standard kerbside deliveries.
The delivery period stated is approximate. And usually 4 to 6 weeks from order The goods remain at risk to LCS until delivery. Title to the goods passes on full payment. LCS retains the right to recover goods belonging to them and to enter the buyer's premises to do so.
6 Acceptance
The goods must be inspected and any missing items reported within a reasonable time. If any goods are returned these must be in original condition and suitably packaged. please note that custom built cabins cannot be returned.
7 Warranty
Warranty: We do not offer or imply any warranty on any product unless specifically
stated in the product text as shown on this web site. Any warranty such as may
exist is a manufacturer's warranty and all warranty issues shall be deemed and
governed by the Manufacturer.
LCS guarantees that the goods supplied will be free from defects for 12 months from receipt of order. Should any defects arise, LCS will replace the faulty parts within a reasonable time. The following situations are specifically excluded from this guarantee:
- Damage caused by incorrect handling, storage, installation, use, modification or repair not authorised by LCS
- Wear and tear
- 3rd party products guaranteed by subcontractors
Timber Products:
You accept that wood is a natural material. It differs from man-made materials each piece of timber will have grains and knots which will vary. Being a natural product wood will react to changes in atmospheric conditions. Some splitting of the timber may occur as it expands and contracts with changes of humidity and temperature. This is perfectly natural and does not affect the integrity of the timber or of the structure it is used in and therefore splitting, cracks& knots etc are not covered by any guarantee.
The goods provided by LCS are a natural product and as a result slight variations in colour, size and weight may occur from time to time. LCS will endeavour to keep these variations within limits but cannot guarantee continuity between batches of.
8 Services
Where included in the delivery LCS will not be liable for provision:
i. Outside normal working hours, weekends or public holidays
ii. For changes requested by the buyer
iii. For maintenance
LCS reserves the right to nominate subcontractors to act on our behalf.
9 Custom design
All efforts will be made to accommodate all custom designs, however, LCS reserve the right to have the final decision regarding the suitability, viability and structural integrity of any design, all of this would be discussed with you fully.
Before any building goes into production you would have a full set of factory drawings for you to check and confirm are correct.
10 Liability
No liability will be accepted for:
- Losses incurred through the incorrect use of the goods
- Theft from your premises – unless caused by our negligence
11 Force Majeure
LCS are not responsible for any failure to deliver caused by circumstances beyond their control including (but not limited to) strikes, terrorism, war, weather conditions, exchange fluctuations, governmental or regulatory changes and natural disasters.
12 Confidentiality
Both parties must treat all information supplied as confidential and not disclose to third parties without prior consent.
13 Termination
Please note there is no cancellation policy for custom orders. Once a custom order has been placed, there is no refund policy as each item is custom made by hand and cannot be re-consigned. Thank you in advance for your understanding.
LCS may terminate this agreement at any time providing notice is given in writing and all monies due are returned. Should the buyer wish to cancel this agreement LCS reserve the right to withhold all costs incurred to date in the fulfilment of this contract.
14 Obligations
The buyer is responsible for:
i. Selection of product and its suitability for purpose.
ii. Following instructions provided by the manufacturer.
iii. Materials not included in the delivery.
iv. Unless agreed elsewhere foundations, erection, supply & installation of utilities, furniture, decoration.
v. Application for all permissions necessary for compliance with planning, building regulations and any other applicable legislation.
vi. Co-operation with LCS to enable them to carry out their obligations.
vii. Indemnification of LCS against claims arising from 3rd parties in respect of goods supplied.
viii. Keeping goods stored separately.
15 Jurisdiction
The laws of Scotland will apply to this agreement
